We recommend booking at least 48-72 hours in advance for standard shoots. For rush bookings or same-day service, please call  us directly at (732) 359-4928. Twilight and drone shoots may require more advance notice due to weather and lighting conditions. During peak season (sprin/summer), we suggest booking 5-7 days ahead.

We understand plans change! You can reschedule with 24 hours notice at no charge. Cancellations or changes with less than 34 hour notice may incur a $50 booking fee. Weather-related cancellations for outdoor/twilight/drone shoots are always free to reschedule.

Absolutely! We offer volume discounts for agents and builders booking multiple properties. Contact us for custom pricing on 5+ properties per month or annual contracts. We can often schedule multiple shoots on the same day for additional savings.

Clean and declutter all spaces, turn on lights, open curtains and blinds, hide personal items and toiletries, remove trash cans, straighten furniture and pillows, mow the lawn and tidy the exterior, and ensure pets are well secured. We’ll send you a detailed checklist when you book.

Staging is recommended but not required. We also offer virtual staging services if the property is vacant or minimally furnished. If you do stage, keep it simple and neutral. Remove excess furniture to make rooms appear larger. We’re happy to provide staging advice during the shoot.

No, you don’t need to be present. Many clients provide access via lockbox or arrange for us to meet a showing agent. If you prefer to be there, that’s fine too! We just ask that you give our photographer space to work and avoid appearing in the shots.

We accept all major credit cards, debit cards, PayPal, Venmo, Zelle, and bank transfers. Payment is typically due before final delivery of images. For high-volume clients, we can arrange net-10 payment terms.

Our package prices are all-inclusive for properties within our standard service area. Travel fees may apply for locations more than 25 miles from our office. Rush delivery (12-hour or same-day) incurs an additional fee. Any special requests or extensive editing beyond standard service may have additional costs, which we’ll discuss upfront.

Standard delivery is 24-48 hours from the time of your shoot. All photos are professionally edited, color-corrected, and optimized for MLS and web use. Rush delivery options are available: 12-hour turnaround (+$50) or same-day delivery (+$100, based on availability)

Photos are delivered via a secure online gallery where you can view, download, and share images. You’ll receive an email with a link to your gallery with a password. All  images are available in multiple sizes optimized for different uses, web, MLS, print, and social media.

Your online gallery remains active for 90 days after delivery. We recommend downloading your images promptly. After 90 days, we archive photos but can retrieve them upon request for a small fee. We keep backups of all our work for 1 year.

We deliver high-resolution JPG files optimized for web and print. Images are provided in multiple sizes: MLS-optimized (typically 1024×768 pixels), web-sized (1920×1280 pixels), and print-ready (up to 4000 pixels on the long edge). We can also provide PNG or TIFF formats upon request.

We provide fully edited, professional images ready for immediate use. RAW files are not typically included but can be provided for an additional fee of $99 per shoot. Keep in mind that the RAW files require specialized software to view and edit.

Our gallery system is user-friendly and works on all devices. You can download individual photos or use the “Download All” button for the complete set. If you experience any issues, contact us immediately and we can send photos via Dropbox, Google Drive, or WeTransfer as an alternative.
